Energy Performance Certificate (EPC)
An Energy Performance Certificate is
required for both Sale and Rental properties
and must be produced by a qualified and
accredited Energy Assessor.
Since the 21st May 2010 the seller of
a property must have "commissioned"
an EPC before they can market a property
for sale. The term "commissioned"
in this context means that the EPC must
have been ordered and either paid for or
have an undertaking given to pay for it
- The EPC must then be produced and available
within 28 days of marketing.
An EPC for a rental property must be
made available by the landlord to prospective
tenants upon request.
What is an EPC?
The EPC provides details of the properties
current energy efficiency and environmental
impact on a scale of A to G. The EPC also
offers an idea of the properties energy
efficiency and environmental potential.
This potential is based on recommendations
within the report and is specific and individual
to the property in question.
